Q: Are all four sets of concrete steps to be replaced?

A: Concrete steps are to be reused; replaced if broken.

Q: Has there been any architectural or structural consideration give to Task 11-Rehabilitation of one ground floor unit to be ADA accessible? Please provide details as to what is expected of the contractor for this task.

A: There has not been any architectural work done on the rehabbing of the unit. The contractor is expected to convert the unit to be ADA. Any required engineering should be included in the proposal. The unit is currently a two bedroom unit, but it is expected to be converted to a one bedroom unit to accommodate the ADA requirements.

Q: Has there been a hazardous material survey conducted on the property? Are there any know hazardous materials present?

A: There has not been a hazardous material survey conducted on the property. The units currently have popcorn ceilings, so the presents of asbestos is expected.

Q: Are the railings at the concrete deck and stairs to be removed and reused? If so, are they to be repainted?

A: Yes, the railings at the concrete deck and stairs are to be removed and reused. They need to be repainted when placed back on the structure.

Q: Please provide product data and/or specifications for the following:
Carpeting – task 9 (manufacturer, type and color)
Pad – task 9 (manufacturer and type)
Vinyl – task 9 (manufacturer, type and color)
Exterior Paint – task 3 (manufacturer, type and color)
Doors & Hardware – task 4 (manufacturer and type)
Wood bi-fold doors – task 7 (manufacturer, type and color)
Countertops – task 8 (manufacturer, type and color)

A: a. Carpeting: Conform with HUD Standards and Certification Program (UM 44d)

Type I – Single Family and Multi-Family Dwelling Units

Class 2 – For heavy traffic use at all levels
Texture A. – level or textured loop –level uncut pile with a height differential of not more than 1/16”

Color – Mocha Mist or like color

b. Pad: 6# Pee Pad at ½:” thickness

c. Vinyl : Felt-backed sheet vinyl with a urethane finish. No specific color yet.

d. Exterior Paint:
All exterior paint products to be equal to or better than 100% acrylic exterior latex with volume solids of at least 32% and pigment to contain Titanium Dioxide base not clay, for all wood, metal and plastic surfaces.
All paint primers to be compatible to applied surfaces and to provide equal quality as above mentioned paint products.
If airless paint application used paint must be back rolled or brushed to provide even paint application to all surfaces.

e. Doors and Hardware: Storage doors to be 14 gauge smooth flush steel hollow-
core, primed for painting. Hardware to be commercial
grade, doorknobs to be compatible with a Qwik-set style
key
and mastered.

f. Wood bi-fold doors – hollow core, bi-fold wood doors, painted (paint color will be
supplied)

g. Countertops – Laminate countertops, Terra Roco or like color

Q: How many units will we have access to and for how long at a time?

A: Access will be determined by occupancy at time of renovation. Contractors will have access to no less than 1 unit at a time. Time frame is dependent upon contractors estimation of repairs.

Q: Is there an engineer’s estimate or a budget for the project?

A: The estimated budget for the project is $127,891.00.

Q: Will tenants be responsible for moving furniture and belongings out of the units?

A: The tenants belongings will be moved by LHA staff or the tenant themselves.

Q: Are we to reuse existing plumbing fixtures and appliances where they are removed for cabinet/vanity demo and installation?

A: No. All plumbing fixtures removed for cabinet / vanity demo and installation shall be new, but will be replaced by like products that are being removed. The only exception will be the kitchen exhaust fans. These will be reused.

Q: We are providing new doors (bi-fold interior and exterior in Tasks 4 and 7 – are these to be painted? IF so, please specify a color and paint type for each.

A: Yes, interior bi-fold doors are to be painted brown (specific paint color to be provided) and exterior metal storage doors should be primed and painted the color provided by LHA.

Interior paint products to be equal to or better than 100% acrylic interior latex.

Q: Is the new concrete deck to be poured in place over the existing structure?

A: Contractor proposal should include the best replacement method (concrete, trex, treated wood, etc.)

Q: Are there any waterproofing requirements for the new concrete deck?

A: Yes, replacement of concrete decking should include vapor barrier between wood structure and concrete. In proposal of pouring over existing deck, waterproofing of existing concrete should be included. If wood structure is proposed, then waterproofing of the structure should be included in the proposal.

Q: Please confirm that all units are the same as the representative unit we viewed in terms of sizes and quantities of materials to be replaced.

A: Woodside West consists of 20 units, 16 two bedroom units and 4 three bedroom units.
The following renovations should be considered in the proposal:

Two bedroom units:

1355 Woodside St. #1 -Carpet, vinyl, bi-fold door replacement in living room, hall and 2 bedrooms, kitchen and bath cabinet replacement, tub replacement.

1355 Woodside St. #4 -Bi-fold door replacement in living room, hall and 2 bedrooms, tub replacement kitchen and bath cabinet replacement.

1365 Woodside St. #6 -tub replacement, kitchen and bath cabinet replacement

1365 Woodside St. #7 -carpet, vinyl, bi-fold door replacement in living room, hall and two bedrooms, tub replacement, kitchen and bath cabinet replacement.

1365 Woodside St. #8 -bi fold door replacement in living room, hall and two bedrooms, tub replacement, kitchen and bath cabinet replacement.

1365 Woodside St. #9 -carpet, vinyl, bi fold door replacement in living room, hall and 2 bedrooms, tub replacement, kitchen and bath cabinet replacement.

1375 Woodside St. #1 -Rehab unit to ADA accessibility guidelines. Convert from two bedroom unit to a one bedroom unit.

1375 Woodside St. #2 - Carpet, vinyl, bi fold door replacement in living room and two bedrooms, tub replacement, kitchen cabinet replacement.

1375 Woodside St. #3 -Carpet, vinyl, bi fold door replacement in living room and two bedrooms, kitchen and bath cabinet replacement.

1375 Woodside St. #4 - Tub replacement, kitchen and bath cabinet replacement.

1385 Woodside St. #6 - tub replacement

1385 Woodside St. #7- carpet, bi fold door replacement in living room and one bedroom, tub replacement

1385 Woodside St. #9 - tub replacement

Three bedroom units:

1375 Woodside St. #5 - Carpet, vinyl, bi fold doors in living room and 3 bedrooms, tub replacement, kitchen and bath cabinet replacement.

1385 Woodside St. #8 - Carpet, vinyl, bi fold doors in living room and 3 bedrooms, tub replacement, kitchen and bath cabinet replacement.

Q: There is a drain pipe at the south end of the sidewalk. Concrete in this area would only be 2 inches at the most. Is there any other method that could be used at this area?

A: Yes, proposal could include a 6-8” wide grate at this area to keep the concrete to the required depth throughout the sidewalk.

Q: Does the sidewalk work include replacement/upgrade of curbing to current code?

A: Yes, proposal should include replacement/upgrade of curbing.
